General information

Due to our leading edge technology, integrity and practices that are in line with the relevant legislation and agreements, we are able to demonstrate ethical behavior and create atmosphere of trust in all our clients.

Rental Managing:

Celsa Properties, through a dedicated rental Division operates a large rental profile with long standing investors. Our rental services include but not limited to:-

1. Advertising on: Property 24, Private Property, IOL Property, OLX, Celsa Website, Facebook, Twitter and Linkedin.
2. Generate leads on above advertisements / Sourcing of suitable tenants.
3. The Leads are followed up and a Rental Application is forwarded to the prospective tenant to complete with FICA documentation.
4. Upon receiving the application form credit checks are done through our TPN system that is linked to all credit bureau’s like Experian, Trans Union as well as ID Verification and bank codes.
5. We also do an affordability check that is equal to 1/3 of income.
6. Reference checks to previous landlords.
7. If all above are in order a welcome letter is forwarded with the lease agreement to the tenant.

8. We receive the signed lease agreement from the tenant with the payment of the deposit (which is 1 ½ of rental amount or 2x rental amount) with admin fee.
9. Please see attached our tenant scoring.
10. Send the lease agreement to the owner for the owner’s signature, with a phone call to discuss if the owner is happy with the placement.
11. Receive the lease agreement back from the owner; open a file with details of the tenant as well as the owner and Body Corporate.
12. Before key handovers the rental payment must reflect in our bank account first.
13. With key handover a full ingoing inspection is done with the tenant and if anything has to be done we take photos and compile a report with the owner and previous tenant.
14. On key handover we also provide the tenant with a set of conduct rules relating to the Body Corporate.
15. If owner / previous tenant agreed on maintenance to be done our maintenance team will attend to this.
16. A job card gets created with before and after photos. When all maintenance has been done, our finance department will pay the invoice.

• Sourcing of suitable tenants.
• Collecting rental on behalf of the Landlord.
• Arranging all maintenance issues in compliance with the Landlord.
• Managing all financial aspects of the property.
• Payment of municipal accounts.
• Levy payments.
• Liaise between Body Corporate and Landlord with reference to penalties etc.
• Providing rental & financial statements.
